7 Signs Indicating That You Should Leave Your Old Apartment and Start Looking for a New Rental

shutterstock_158589470Saying goodbye to a place that you’ve considered your home for so long can be heartbreaking, especially if that particular house or apartment is filled with awesome memories and if you always tend to get attached to places, people and things. Nonetheless, while change is never easy, it is usually for the best. When you’re contemplating a move, the plethora of “what-ifs” that may be on your mind can complicate the entire process, making it even more stressful and time-consuming.

If you don’t actually have to move, how could you possibly figure out whether your decision to find a new apartment is a smart call or a caprice that you may end up regretting in a few weeks? To make things a bit easier for you and help you achieve clarity on this matter, we have compiled a list of the main reasons that could justify your move and your desire to get involved in a house hunt.

  1. The Reasons Why You Would Renew Your Lease Are Weak. Think about it this way: what stops you from renting a new apartment today? If you can’t come up with any good reasons why you shouldn’t start looking for a new roof over your head and can’t name at least five advantages offered by the property that you’re currently occupying, then maybe a big move is exactly what you need to add excitement to your life.
  2. You Want to Target a New Neighborhood That Is a Better Match for Your Lifestyle. Many tenants make a big mistake when it comes to selecting a new apartment in California: they make a final call mostly based on one selection criterion: rental rates. After the first months spent in their neighborhood of choice, they realize that their ZIP code is a poor match for your lifestyle choices. This is why you should research your options before even meeting landlords in person. In California you can find neighborhoods suitable for professionals, young families with kids, seniors and so on; so go online and discover the particularities of the areas that you like best before signing a rental agreement, to avoid a potential mismatch.
  3. You Think That You’re Overspending on Rent. It’s no secret that apartments for rent in California are far from being cheap. On the other hand, this doesn’t mean that you should stop looking for great deals on the local real estate market. If you have the impression that you’re spending too much on rent, analyze the listings provided by Apartment Hunterz and compare various attractive options in terms of price, square footage, amenities, features, location and other aspects that you may consider relevant. After all, why waste money on rent when you can find and rent an apartment similar to the one that you’re occupying for less?
  4. You Can’t Get Along with Your Neighbors. You may not be able to choose your family, but you can definitely be very selective when it comes to choosing your friends and your neighbors. If the people who are living next door to you are always noisy or rude and their daily actions make you feel uncomfortable and less satisfied with the apartment that you’re currently renting, maybe you should consider moving out. It’s no use to surround yourself with negative people who make your home feel less like home, so don’t hesitate to start looking for an apartment offering you the chance to become a part of a welcoming, nurturing community that will accept you with open arms.
  5. You No Longer Feel Comfortable Inside Your Apartment. Is your landlord constantly ignoring your repair or improvement requests? Is he virtually impossible to reach? Do you spend most of your time in an apartment that could use an extreme makeover? If your answers to these questions are affirmative, then maybe now would be a good time to track down inexpensive, well run rental properties in California with Apartment Hunterz. California’s number one apartment finder offers you access to thousands of listings, maximizing your odds of stumbling across great landlords and truly amazing apartments and houses for rent in record time.
  6. You (Know That) Deserve Something Better. OK, so maybe you can’t blame your landlord or property manager for not honoring your repair requests. Maybe the onsite maintenance is above average, the apartment building is modern, structurally safe and clean, and your neighborhood is quiet and safe.

Nonetheless, even if you don’t have any real reasons to complain about your rented apartment, you also don’t have any real reasons to love it. Maybe you find it rather dull and unappealing or too small or basic for your needs, and you’d wish to find a brighter, more spacious or more inviting replacement. In this case, the solution to your problem is simple: rely on a good apartment finding service to analyze your options before deciding to write a notice of intent to vacate the property that you’re occupying at this point. Check out different listings, save your searches, go back to the rentals that have caught your eye, contact landlords, make use of your negotiation skills and close a deal in a matter of a few days.

  1. You Want to Explore Other Cities in California. Maybe your apartment is not the problem here. Perhaps your intention to start a new house hunt can be linked to new goals in your personal or professional life. Regardless of the factors that may stimulate you to relocate to a different city, remember that Apartment Hunterz offers you the opportunity to discover convenient rentals in some of the most desirable Californian cities. Perform a targeted search on this platform, use a great variety of tools to filter listings and reach landlords and find a new amazing for rent property before you can say “I’m so tired of my old apartment!”

How to Choose an Exceptional Vacation Rental in California

Beach HomesVacation rentals are constantly gaining popularity among families and independent travelers, due to their affordability, welcoming ambiance and overall versatility. Just because you want to leave your worries behind and explore another city or town for a few days or weeks, this doesn’t mean that you have to forfeit the comfort of your home.

Find the Best Vacation Rental in 6 Easy Steps

As a matter of fact, by choosing the right type of rental you could up the level of relaxation, fun and rest associated with your usual trips. Here are a few tips on how to choose your Californian property for rent wisely to benefit from a wonderful home away from home experience.

  1. Book Early. Book your rental of choice as soon as possible. This will help you avoid the stress associated with last-minute decisions and may also enable you to make the most of significant discounts.
  2. Opt for Lesser-Known Vacation Destinations. You may want to target properties that are farther away from the most sought-after tourist attractions for two reasons. First of all, in case you just want to break the monotony and recharge your batteries in a tranquil area, booking a rental in an overcrowded region visited by hordes of tourists would defy the whole purpose of your trip.

Secondly, proximity to popular local attractions usually comes with a larger price tag; if you feel that you need some peace and quiet and want to save a few dollars while vacationing in California, opt for a vacation rental that is located farther away from tourist hotspots. Also, you may want to book an apartment or a house in a city or town representing a lesser-known vacation destination. For instance, if you want to avoid the crowds that usually set camp around Lake Tahoe, you could always choose to visit Fallen Leaf Lake, a beautiful lake bordered by rolling mountains and lush forests. This corner of heaven is the ideal choice for a nice getaway that will give you plenty of opportunities to enjoy romantic walks, fill your lungs with fresh air and profit from all the first-hand amenities that a home away from home could ever offer.

  1. Find Out What’s Available Out There and What Actually Suits You. When people think about vacation rentals, they immediately tend to associate this concept with luxurious beach houses allowing them to spend as much time on the beach as possible, bury their feet in the sand and listen to the sound of the waves as they crash into the rocks. While this idyllic picture may stimulate you to spend an exorbitant amount of money on a Malibu rental, keep your options open at all times and remember that beach houses are only a tiny segment of the ever-growing, incredibly diverse Californian real estate market. From modern condos to extravagant oceanfront properties and rustic treehouses, all these lodging options are available online and can bring you closer to the ideal vacation experience that you have in mind. No matter how exotic your rental of choice may sound, rest assured that you’ll find it in California online, with a few clicks.
  2. Book with a Trustworthy Website with a Generous Inventory. Now that you know just how diverse the real estate market actually is, choose to analyze the offers brought to you by one big apartment finding service. By collaborating with a respectable player in this sector you could unlock a generous selection of premium accommodation options that you might not be able to find anywhere else.
  3. Keep an Eye out for Last-Minute Deals. People can be divided into two distinctive categories, based on the way in which they organize their vacation: some like to profit from the advantages that early booking brings along, while others like to take time to research different options and uncover hot last-minute deals that could help them spend less money than they’ve initially planned. If the latter alternative describes your own modus operandi, don’t hesitate to land on different websites regularly to identify and compare the latest offers.

Or better yet, instead of wasting time on various sites, choose to keep tabs on the freshest listings uploaded by Apartment Hunterz, California’s number one apartment finder. Discover a large collection of regularly updated listings, pick and save your favorites, revisit your searches at any given point in time, reach property managers and landlords, discuss amenities and rental rates and schedule a face-to-face meeting with the person who may hold the key to the ideal Californian vacation rental.

  1. Meet the Homeowner in Person. While Apartment Hunterz gives you the opportunity to find out everything there is to know about the property that you may be interested in (and its landlord) without actually leaving the office, it is advisable to take the time to meet the manager/landlord in person before reaching an agreement. First of all, a first contact with the landlord in his own environment may help you determine whether or not his house is the perfect match for you and your friends or family. Secondly, owners are always excellent sources of local knowledge and may even agree to become your personal tour guides. Most of them will gladly provide a series of tips and expert recommendations enabling you to make the best decisions during your vacation and save some money in the process.

Moreover, you should understand and accept the fact that each vacation home is unique. Avoid assumptions that could trigger your frustration and disappointment and ask questions related to the aspects that interest you the most. For instance, is the house pet-friendly/wheelchair accessible/baby-proofed? Don’t leave any room for misunderstandings and don’t sign on the dotted line or make a deposit until you are satisfied with the answers provided by your landlord/property manager.

Much-appreciated for its large rental inventory and professional services, Apartment Hunterz can lend you a helping hand and offer you the knowledge, tools and expert support that you may require to find a great slice of real estate. Make the most of all these elements to perform a rapid, effective and fulfilling targeted search and uncover the hottest deals on the Californian real estate market from the comfort of your home or office.

Tips for Handling a Nosy Landlord

Nosy NeighborWhile you might be a renter, that doesn’t mean your landlord has the right to invade your privacy. If your property owner seems to be too interested in your business or is always showing up to check in on you, you do have options for dealing with it.

What’s the Law?

It is your rights as a tenant to have privacy. There are state laws that designate when a property owner can and cannot visit you or the property. For example, landlords cannot enter your property without your permission unless it is in an emergency — such as a reported gas leak, pipe, etc. Most states require landlords to provide at a minimum of a few hours — to a few days — notice before entering.

Discuss It Over With Your Property Manager

Some landlords don’t realize they’re coming off nosy or intrusive. Be honest and communicate with your landlord. Let them know that you feel they are entering your property too frequently or not giving you adequate notice. There may be a way to work toward a solution. While it is their job to know the law, new property owners may be unfamiliar with tenant-landlord laws. So a gentle reminder could be all it takes to get them out of your personal space.

Create a Formal Request

If speaking to your property owner in person doesn’t yield positive results, the next step may be to send in a formal request. A formal, written complaint is important for your own records too. That way if you ever have to take your property manager to court, you have documentation of their behaviors. In the letter, make sure to include the dates your landlord entered the property, how much notice they gave, and the reasons for their entrance. Send it certified mail so that you have proof of delivery.

Get Help

If after speaking to your property owner and submitting a complaint they are still violating your privacy, you may need to seek out additional help. There are resources for tenants who feel that their landlords are violating the tenant-landlord laws. Visit your local housing authority and discuss your situation. Show proof of your communications with your landlord and the violations they conducted following that. You may have to consult an attorney if you want to break your lease because of your landlord’s violations. Remember that you may have to go to court to discuss the violations; therefore, have documented proof of how your landlord was behaving and also a copy of your lease — in case there are special stipulations listed in the lease.

Whatever you do, don’t move out without discussing the case with an attorney. Moving out without notice could result in your property owner suing you for violation of your lease and withholding your security deposit.
